2. Website Purpose
This website provides information about Handy Properties LLC, its rental property, rental availability, application procedures, resident communications, maintenance coordination, and related property management services.
Information displayed on the website does not constitute a binding offer, guarantee of rental availability, approval of an application, reservation of a rental unit, or modification of any lease agreement.
Rental availability, pricing, policies, qualifications, and property information may change without notice, subject to applicable law.
3. Rental Applications and Leasing
Submitting an inquiry or rental application does not guarantee approval or create a landlord-tenant relationship.
Rental applications may be evaluated using lawful and consistently applied rental criteria. Additional disclosures, authorizations, screening documents, deposits, and signed agreements may be required.
Any tenancy will be governed by a separately executed lease or rental agreement and applicable federal, Massachusetts, and local law. If these Terms conflict with a signed lease or applicable law, the lease and applicable law will control.
4. Equal Housing Opportunity

Handy Properties LLC does not discriminate in the rental, advertising, application, occupancy, management, or enjoyment of housing because of any legally protected characteristic.
Please review our Equal Housing Opportunity Statement for additional information.
5. Handy Properties Text Messaging Program
Program name
The messaging program is called the Handy Properties Text Messaging Program.
Program description
When you voluntarily enroll, Handy Properties LLC may send you text messages concerning:
Rental inquiries and requested property information
Showing scheduling and confirmations
Rental application or screening status
Lease, account, or tenancy-related notices
Maintenance requests and repair scheduling
Property access coordination
Resident customer service
Other communications directly related to your inquiry, application, or tenancy
Handy Properties LLC will only send messages that are consistent with the consent you provided.
Consent to receive messages
You may enroll by entering your mobile telephone number into a Handy Properties LLC form and affirmatively selecting the applicable text messaging consent checkbox.
The checkbox will not be selected in advance. Providing SMS consent is voluntary and is not a condition of applying for, obtaining, or renting housing.
You represent that you are the owner or authorized user of the mobile telephone number you provide and that you are authorized to consent to receive messages at that number.
Message frequency
Message frequency varies depending on your rental inquiry, showing, application, tenancy, maintenance activity, and your interactions with Handy Properties LLC.
Message and data charges
Message and data rates may apply to messages sent by Handy Properties LLC and to messages you send to Handy Properties LLC. Contact your wireless provider with questions about your messaging or data plan.
Opting out
You may cancel the SMS service at any time by replying STOP to any message from Handy Properties LLC.
After you reply STOP, you may receive one additional text message confirming that you have been unsubscribed. You will then no longer receive text messages under that messaging program unless you affirmatively enroll again.
A request to stop text messages will not prevent Handy Properties LLC from contacting you through another lawful method when communication is permitted or required under a lease, applicable law, or an existing business relationship.
